2022 Winter Weather Can Bring Frozen Pipes!

Now that January is in full swing in the metro-east Illinois region for 2022 we can see by the thermometer that the tempuratures are falling dramatically. Water damage calls from frozen pipes really pick up in the Madison and St. Clair County regions when the mercury drops! When pipes freeze over, they expand and burst to a major water damage in your place of business.

Here are some great tips to help prevent frozen pipes:

Let your faucets to drip when the weather has extremely cold tempuratures. Letting a very small amount of water flow through pipes at all times during extreme cold weather spells can do a lot to prevent pipes from freezing. A steady drip is all that is needed to keep the pipes free from ice accumulation.

Many pipes do not have proper insulation or may be adjacent to an exterior wall that can cause them to freeze in cold weather. Pipe sleeves and heating tape can be applied to insulate these pipes. It is also a good precautionary measure to caulk around gaps where cold drafts can affect pipe temperatures.

Shut off any outside water sources that you don't need, especially if you are expecting particularly low temperatures. When a building is left unattended, make sure the thermostat is set no lower than 55 degrees Fahrenheit.

Open cabinet doors under sinks and in storage areas to allow heat from the room to circulate around uninsulated pipes in cold rooms.

Dealing with frozen pipes

Hairdryer – This is one of the safest and most effective ways to thaw a pipe. Open the faucet and then heat the pipe by working back toward the area where the blockage has occurred.

Space heater – A small heater can work much faster than a hairdryer. Simply direct the heater toward the frozen area of the pipe but use caution when utilzing a space heater. Don't leave it unattended.

Water intrusion in commercial buildings can damage high-value equipment like computers and building services such as HVAC, lighting, elevators and security equipment. Common long-term consequences of water damage; like the growth of toxic mold, may be even more problematic than in a home due to the larger occupancy of a business or commercial enterprise. When a greater number of people with a wider range of sensitivity are exposed to mold and bacteria spores, health impacts may be significantly magnified, perhaps leading to an enforced closure of the facility until the situation is fully remediated.

Nobody is ever ready for a flood especially at work! Water intrusion may be more severe in commercial buildings than in a residential setting, and the effects more extensive. Many commercial structures have a larger volume water entering the premises through plumbing supply lines, and at a higher water pressure. The quantity of outgoing sewage is greater than a typical residence, as well. Also, commercial buildings tend to be of larger square footage than a home, so entry points for water intrusion through areas like the roof, exterior walls or windows are commensurately greater in number.

Typical issues from water intrusion in the commercial environment include:

  • Water from roof leaks penetrating through ceilings. Chronic leakage through the roof may proceed unnoticed for long periods, hidden by suspended ceiling panels or in electrical or HVAC service areas above.
  • Ruptures of water supply lines typically release clean (white) water.  Sewage backups or leaks in drain pipes release toxic (black) water that may be a biohazard and require evacuation of the premises.
  • Flooding from external sources can result from heavy rains, storms such as hurricanes, rapid snow melt or local overflowing lakes or rivers.
  • Moisture intrusion through the building envelope is typically more subtle. Humid outdoor air may be drawn in through structural cracks and gaps. Now that's a birds nest!

Our office received a call about a five foot birds nest in an attic. Now we weren't really thinking we would find a five foot birds nest in an office attic; but sure enough there was! As you can see in this photo the customer was not exaggerating. The bird or birds had to have building that nest for a while. If you find any kind of nest in your attic do not move anything or touch it. You can release the spores or whatever else is in the nest and cause you and your coworkers to be at risk of getting sick.
